SYNERGY CONSTRUCT expands it’s construction portfolio experience with the award of the Design and Construct contract for the Coles Norwood Mixed Development situated at 166 The Parade, Norwood

Located in the heart of Norwood Parade this $75 million COMO development will comprise of boutique apartments, two storey modern designed townhouses in a floating sky terrace, luxury penthouse apartments that offer spectacular city and hills views as well as stunning urban landscaped courtyard areas.

The development will also offer a new vibrant retail precinct, speciality stores, Coles supermarket, plentiful carparking and a medical centre.

SYNERGY CONSTRUCT will draw upon their skilled management to plan trade logistics over the 7000m2 site set amongst a diverse range of neighbouring residential and commercial premises.

With a complex project feasibility to manage, SYNERGY CONSTRUCT was able to add significant value and optimisation to the upfront design and constructability that assisted the projects success. The compelling D&C offer provided excellent cost outcomes and an accelerated program which allowed early revenue streams to the investors.

Some key optimisations include:

  • Optimisation of floor to floor heights to incorporate an additional apartment floor while maintaining the overall building height for planning regulations
  • Redesign of the superstructure to a conventional, post-tensioned slab solution in lieu of a prefabricated flooring system with complex structural steel framing
  • Simplification of the facade solution incorporating load-bearing precast in lieu of light weight cladding where possible for efficiency and simplicity of construction

The project is scheduled for completion in 2023. SYNERGY CONSTRUCT is pleased to be involved in this landmark project which will greatly enhance Adelaide’s eastern community.
